Hints:

  • The furniture is fixed and must not be removed.
  • Barrier-free apartments are available.

You will need cutlery, cooking pots and other necessary kitchen utensils. Further, you have to bring your bedding, bathroom utensils and all your personal belongings with you.

We have sophisticatedly designed and furnished the apartments. Therefore, you cannot remove any furniture or add any furniture (except balcony furniture). In order not to damage the apartments we do not allow attachments of any kind - no nails, dowels, power strips etc. and no picture frames, posters, etc. on walls and doors.

You can choose between five types of apartments:

  • Apartment 'Comfort':
    one-room apartment (approx. 21-25 m²) 
     
  • Apartment 'Comfort L':
    one-room apartment (approx. 26-29 m²) 
     
  • Apartment 'Comfort XL':
    two-room apartment (46m²) 
     
  • Apartment ' Penthouse':
    one and two-room apartment (approx. 28-50 m²) 
     
  • Apartment 'Penthouse XL':
    two-room apartment (56m²)

No. The keeping of pets is generally not permitted because of hygienic reasons and to show consideration for people with allergies.

You can read about the times of use for the common areas in the house rules. Furthermore, the opening hours are posted directly in the respective rooms. 
Our tenants have to pay the community and service fee one time in order to use many additional offers like the common areas for free. You can find more information here.

Tenancy

Tenancy

Liability insurance covers damage caused by you and thus protects you from losing your own assets due to the costs incurred. The liability insurance must include sufficient coverage for rental property damage.

We only offer temporary leases, which are limited to two years and end automatically - no termination is needed.

Firstly, fill in the self-disclosure. After a successful examination we will send you a rental contract as a download. Secondly, you have to fill in the rental contract and send it by email or optionally by post to i Live Services GmbH, who will check the contract and confirm it. Requirement: all documents are complete and submitted in time.

Please send the signed contract with all required documents to i Live Immobilienverwaltung GmbH within five days. Incomplete documents cannot be processed.

Requesting the tenancy agreement does not constitute a tenancy. The submission of the documents to the property management company merely constitutes an application for the apartment in question. After checking, the property management reserves the right to refuse without giving reasons.

As soon as you have received a confirmed rental agreement, you are a tenant.

Yes, you have got a 14 day long right of withdrawal after your contract closing.

  • Fully completed rental agreement
  • Direct debit authorization for the SEPA Direct Debit Scheme
    (Only banks in the euro zone with European currency are permitted)
  • Identity card or passport (front and back) of the signatory or residence permit / fictitious certificate
  • Proof of personal liability insurance for damage to rented property (at the latest on the day of moving in)

  • Certificate of enrollment / alternatively certificate of admission to university, technical college, university of applied sciences, or similar.

For trainees / interns

  • Training certificate / Internship certificate

  • Commercial register excerpt (GF or authorized signatory must be evident as authorized signatory of the lease) and / or BWA for small businesses / self-employed persons

Yes, you need a SEPA-capable bank account. Your bank must participate in the Europe-wide SEPA Direct Debit Scheme.

The renting of our apartments is bound to occupancy guidelines. Whether you meet these requires an individual review.

No, our community manager is not able/allowed to supervise you.

Every apartment is suitable for just one person. The apartments are designed for individuals.

Yes, you are welcome to receive visitors - of course, overnight, too. If you don’t want to share your bed you can also borrow a spare bed and bedding for a small fee from the community manager. 

Please do not hesitate to report the damage immediately via the app. Alternatively, you can send an email to the community manager.

Yes, if all criteria of our occupancy concept are fulfilled. You also need the explicit permission of the community manager to sublet your apartment. If you have got any further questions, please do not hesitate to contact the community manager.

Costs / additional costs

Utilities / Costs

With the flat-rate additional charges all your consumption costs are covered and paid. There is no additional individual billing.

Included is: water, hot water, heating, electricity, caretaker, internet/wifi up to 25 mbit/s, TV connection, cleaning of the common areas etc.

Hint: The radio and television contribution (formerly GEZ) is not included, as this is a personal contribution.  

Pay once – enjoy always! 

  • Our Community Manager is here for you. He/She is the good soul of the house. If you have any questions, need help or just someone to give you tips and information about the city, he will be your contact person. Our Community Manager will ensure that your new home is safe and clean.
  • Our Community Manager organizes events such as the Welcome Party, Christmas Party, Seasonal Specials, sports events, TV events (Super Bowl, European Championship, World Cup, concerts), barbecues and much more.
  • The Community Manager will receive your packages for you and let you know that you can pick them up.
  • You can also reach our Community Manager team at any time via our video chat.
  • We rent out many practical household appliances that you don't have to buy separately, e.g: Iron and ironing board, toolbox, vacuum cleaner, board games, Playstation, beer pong table.
  • Fancy some urban gardening? We invite you to plant, care for, harvest and cook together in the community kitchen.
  • We offer you beekeeping. You get the chance to experience these animals and to enjoy your own honey at our beekeeping festival.
  • Our i Live app gives you more ways to interact with your roommates and book services.
  • We make sure that you feel comfortable in your community areas. For relaxed evenings with friends, you'll find a pool table and TV in your lounge. In the fitness room and on the beach volleyball court you have everything you need to work out.
  • You will receive your personal Welcome Package. Stay tuned how we can use the content to protect our environment together.

Firstly, please check if your confirmation mail accidentally ended up in your bulk mails. If not - write a short email to info@campus-living-heilbronn.de.

After you have registered on the website you have the possibility to reserve an apartment. First you will receive a form for self-disclosure, which will be checked by us. After successful verification we will send you the rental contract for your desired apartment. After that you send the contract back to us in time - we check the contract and confirm it. You will receive the detailed instructions on how to fill out the contract by email.

After you have registered on our website you can choose a space and request the rental contract.

After logging in to our website you can cancel your reservation under "My i Live"

Yes, depending on availability. Please write us an email with your desired rental start date.

Please write a short email to info@campus-living-heilbronn.de. Reservations are non-binding and limited in time. Therefore, apartments can become available again.

Your community manager is Maria.

The community manager is your personal contact on the campus.
They make sure that the house rules are observed, receive your packages, coordinate the services and organize events. In a nutshell - they look after the tenants.
The opening hours of their office can be found in the i Live-App or on site.
 

The parcel service delivers your parcels to the community/facility manager and drops an info sheet in your mailbox. When you are back home you can pick up your parcel at the office during the office hours

Please make sure that your name and apartment number are written onto your post so that it will arrive savely. 

Payment

Payments

The deposit amounts to three month's rents (excluding the flat-rate additional charges).

In your rental agreement you will find the bank details for the transfer of your deposit. Payment needs to be received on the landlord's account at least one week before the apartment is handed over.
The apartment can only be handed over if the deposit has been fully paid. 

No, you have to pay the deposit on your move-in day at the latest.

The rent including flat-rate additional charges is always collected from your current account at the beginning of the month. 

We only accept the SEPA Direct Debit Scheme. Only banks in the Eurozone (European currency) are eligible.

The community and service fee must be paid before the start of the rental period.

A landlord certificate will be given to you by your community manager on the day of the apartment handover.

You will get two apartment keys and one for your mailbox.

On the day the rental starts. If this day is a Saturday, Sunday or public holiday, the apartment will be handed over on the following working day.

Exception: If the start of the tenancy falls on September 1st, please refer to your tenancy agreement for the earliest possible move-in date.

 

After consultation with our community manager another, later day is possible.

Yes, provided that the deposit is received at least one week before the handover date. In addition, the community and service fee must be paid by credit card / debit card on the day of the apartment handover.

In addition, following documents need to be submitted to the community manager at the day of the handing over: 

  • written authorization to handover
  • identity card of the authorized representative (presentation at the day of handover)
  • copy of the identity card of the virtual tenant

Termination

Termination

You can cancel your rental contract on 28/02 and 31/08 every year with a notice of at least three months.

The cancellation can be made in text form for the tenant. Please send your cancellation by email to the rental team.

Moving out

Move-out

On the day the rental ends. If this day is a Saturday, Sunday or public holiday, the apartment will be handed over on the previous working day.

The apartment needs to be returned in a clean condition in accordance with the contract. We will send you further information with the cancellation confirmation.

The community manager will come to your room a to give you some tips on how to prepare your move out about 6 weeks before your rental ends. This is important to prevent stress with your renovation work. Furthermore, we would like the new tenant to move into a clean and comfortable apartment in a relaxed manner.
